MOL and Mitsubishi Estate Announce Strategic Joint Venture in Vietnam Logistics

Mitsui O.S.K. Lines, Ltd. (MOL) has officially entered the Vietnamese logistics property market through a joint investment in the Logicross Hai Phong project. Led by Mitsubishi Estate Co., Ltd., this move marks MOL’s first ownership of a logistics facility in Vietnam and represents a major milestone in its “BLUE ACTION 2035” management plan.

The facility, which completed construction in October 2025 and began operations in November, is a cornerstone of MOL’s strategy to diversify its earnings away from traditional shipping market fluctuations.

Prime Location in Northern Vietnam’s Industrial Heart

The Logicross Hai Phong facility is strategically situated within the Nam Dinh Vu Industrial Park, providing a critical link for supply chains moving between China and Southeast Asia.

  • Maritime Access: Close proximity to Lach Huyen Port, the largest deep-water port in Northern Vietnam.
  • Air & Land Connectivity: Easy access to Cat Bi International Airport and the main transport arteries connecting to Hanoi and the Chinese border.
  • Regional Strategy: This investment strengthens MOL’s “Logistics Infrastructure” segment, focusing on Southeast Asia as a high-growth priority area.

A New Standard for Resilient and Green Warehousing

Northern Vietnam is known for its challenging weather conditions, including seasonal typhoons. The Logicross facility has been engineered with a highly resilient structure specifically designed to withstand these elements while prioritizing environmental impact.

  • EDGE Advanced Certification: The facility is one of the few in Vietnam to achieve this prestigious rating from the International Finance Corporation (IFC), highlighting its superior energy and water efficiency.
  • Smart Technology: Equipped with motion-sensor LED lighting and state-of-the-art water-saving systems.
  • Safety & Wellbeing: Features advanced fire-suppression systems and a design focused on employee health and safety.

Strengthening the Global Logistics Portfolio

By partnering with Mitsubishi Estate, MOL is leveraging specialized real estate expertise to complement its global shipping and forwarding capabilities. This “Logistics Infrastructure” model allows the group to offer end-to-end solutions—from the ocean voyage to final warehousing and distribution.

Moving forward, the MOL Group intends to deepen its collaboration with local partners in Vietnam and across the ASEAN region. By securing assets in high-growth markets, the company aims to enhance its corporate value while providing a stable, low-carbon logistics ecosystem for its international clients.
